This is why it’s so important not to look at deals in ISOLATION.
Come to think of it, very few property developers bring a comparable project with them to the pitch… if they did, they might have a lot more persuasive power:

👓 Being willing to find the very best deal, BEFORE you ask for money
Be the NO-BRAINER deal right on top of the pile 🗳
